Situated in the growing South Loop neighborhood just south of Chicago’s main business district, this once vacant infill site now hosts a 30-story mixed-use tower bordering the CTA “L” tracks on its western side. The building is comprised of 299 apartments, street-facing retail space, top-floor resident amenities, and a rooftop terrace offering expansive views of Chicago and Lake Michigan. Ideally located for city professionals, the building’s distinctive exterior is designed to recall a map of Chicago’s neighborhoods through an irregular and playful pattern of colors, recesses, and projections. At the podium, the facade is visually modulated to suggest pedestrian scale and character, recognizing the project’s urban context and neighborhood continuity. The development thoughtfully incorporates a landscaped garden on the north end of the project site, enhancing the pedestrian experience along the street and providing respite from the urban density.

The project is designed with the Rainey Street neighborhood character in mind, known for its trendy shops, eatery, and nightlife. The project reimagines an infill site along Rainey Street, previously used as a food truck lot, into a high-rise mixed-use tower designed in such a way as to invite and engage the public. Ground-floor retail and alcoves planned into the building’s street frontage create social space and allow for a sidewalk cafe culture. Two historic bungalows are preserved and incorporated into the site plan with a landscaped walkway that acts as a connection point allowing pedestrians to safely traverse from Rainey Street to the riverfront trails and park to the west.
 
A contextual planning approach, and a sensitive yet bold architectural vocabulary, shape this project into the heart of Rainey Street. Masonry brickwork encapsulating the building podium engages local masons to further connect the building to its setting and reaffirm its sense of place in the neighborhood. The residential tower above the garage podium extends the project’s themes with mixed aesthetics that echo Rainey Street's dynamic collection of commercial activities. Residential amenity levels atop the podium are arranged in staggered tiers that seem to organically erode into the building mass.

Located just south of the K2 Apartments at 365 North Halsted Street, the new residential tower offers a range of studio, one-bedroom, two-bedroom, and three-bedroom units ranging in size from 400 sq. ft. to 1,600 sq. ft. Amenities include an outdoor pool and various lounges, party room, fitness center, and spa. The building plan features three access routes to the parking garage; a main entrance off a new North Union Avenue cul-de-sac, an auxiliary exit that passes over Hubbard’s Cave, under North Halsted Street onto North Green Street, and a ground level route on the west side that passes beneath the viaduct, meeting North Green Street. The tower’s language is rooted in Classic Chicago Style architecture with architectural details that reflect the vernacular of the surrounding Museum Campus. Some of these details include expansive windows with lintels on piers and a colonnade effect designed to provide texture, depth and shadow to the building’s exterior while fitting into the look of existing structures. A soaring cantilever of glass and concrete defines the leading edge of the building’s lakefront facade, culminating in an open air roof portal at the summit. The base incorporates a series of horizontal glass panels, the random coloring of each forming part of a complex and unique visual pattern. Vertical concrete framing at the corners of the tower elegantly define the middle section of each facade. Each of these facades are specifically designed to respond to their own unique city and water views, allowing the character of the building to continually change as one moves around it. Formerly a giant industrial freezer for Beatrice Foods, the re-purposed building features 30 units per floor on eight of the original floors, two floors of commercial offices and restaurants, and additional residences added to the top of the tower to increase the density to 316 units. The massive base remaining from the original Beatrice cold storage warehouse has been stripped of its cladding, exposing the concrete frame with a recessed terrace window wall. The seven-story addition sets back and articulates the façade with a smaller, lighter grid. The south side of the building provides long linear balconies that double as sun shading devices in the summer. The north façade is articulated with a masonry tower incorporating a clock and mast thereby marking the building entry and tying together the new and old masses.

This major two phase adaptive re-use project involved segregating the lower floors to independently accessed Class A office space and converting the upper 10 floors into 215 luxury condominium residences. At the residential levels, the existing narrow fixed glass curtain wall was replaced by an expansive operable window wall featuring private recessed terraces. Removal of a penthouse level mechanical plant allowed for the removal of every other exterior column which housed ventilation ducts for offices. Commissioned by paper industry magnate Lucius Fisher for his office headquarters, the neo-Gothic inspired Chicago Landmark building was originally built in 1896 by D.H. Burnham & Company. After an addition was added in 1907, it became one of the tallest and most elegant buildings in the country. By the 1990’s, the building had outlived its usefulness and had fallen into a state of disrepair until it was restored and converted to residential use in early 2000. The highly complex restoration included the replacement of 6,000 pieces of terra cotta, the recreation of both original main entries, and the repair and replacement of 1,200 existing wood windows. On the interior, existing marble walls and floors, mosaic tile floors, and extensive mahogany trim molding and doors were also repaired and faithfully restored.

The transformation of this Landmark office building for new use as a 129-unit, 456-bed student housing center included the implementation of state-of-the-art building systems as well as the complete restoration of its brick and terracotta clad facade and original Art Deco Lobby. Large single hung windows were installed to take advantage of the expansive views East to Lake Michigan and West to the Loop. Each studio-, one-, two-, three-, and four-bedroom apartment- style unit includes ensuite laundry, a full kitchen and its own HVAC unit. The tower’s hanging balconies, patterned to match the facade color and material change, serve to further integrate the two forms. An ambitious adaptive re-use project transformed an obsolete office building into a mixed-use facility integrating retail, parking spaces and luxury residential condominiums at an important downtown Chicago site overlooking Grant and Millennium parks. While introducing these new uses, the building conversion preserved the limestone-clad facade, the blue lit beehive dome, and the opulent bronze-and-marble lobby. To satisfy residential code, the building required extensive access modifications, including a single elevator serving all floors. In-depth study revealed only one location option which mandated a new freestanding enclosure behind the existing tower, detailed to address landmark district requirements. The conversion also incorporated 318 S. Michigan Avenue, an adjacent seven-story, timber-frame terra cotta-clad structure dating from 1899.

Built in 1893, the 17-story building is a pioneering Chicago skyscraper of skeletal construction with a supported masonry enclosure and floors resting on spread footings. It was designed by Holabird & Roche over a single weekend charette with the Monadnock Annex, Marquette and Chaplain Buildings. When the renovation started, the building had a 60% vacancy rate, 4 of six elevators non-operational, terra cotta facade condition problems, 653 non-functional monumental wood windows, a failed roof and one open stairwell for the only interior fire exit. The 198ksf renovation has 137 dwellings with ground level retail. A Penthouse facility with terrace were added and compliment the 2nd floor restored banking offices, now used for administration and gathering space. Two fire escapes were removed from the east facade. A second interior enclosed stair from Basement to Roof was added. Other life safety improvements include a fire alarm and sprinkler system, diesel emergency generator, and emergency lighting and voice communication systems. Historic corridor windows and glass doors were upgraded with a fire rated overlay to separate the dwellings and stairs from the corridor. Elevators were repaired using original bronze and iron grilles.

Originally known as Chicago’s Municipal Court Building (aka The Lake View Building), the structure was designed by Jenney, Mundie & Jensen and built in 1906 at twelve stories high, on caissons. Five additional stories and a vaulted lobby ceiling were added in 1912 in a bid to attract new tenants. The building was renamed the 116 S. Michigan Avenue Building and converted for modern first-class office space in 1986. Extensive rehabilitation brought the building back to its original turn-of-the-century grandeur, with complete restoration of the ornately decorated marble lobby and two wrought iron staircases. Other major improvements include new high speed passenger elevators, a new freight elevator, new bathrooms for each floor, thermopane windows, a new energy efficient HVAC system, and upgraded electrical and plumbing systems. On the facade of the narrow, glazed terra cotta building, two new columns are placed to visually support the structure and relate it to the existing streetscape, while a new store front and entry are detailed in a manner sympathetic to the original construction.

This renovation/new construction project merges two separate building components: an existing concrete industrial/office building and a new residential tower construction. A five story, L-shaped portion of the existing structure is maintained and renovated for lofts while approximately fifty percent of the rear of the building is demolished and replaced with a new parking structure. The original building functions as a “base” for the new contemporary tower, and also serves to mask the parking garage. The newly transformed complex both respects its historic antecedents and presents a dynamic corner presence that contributes to the evolving fabric of the surrounding neighborhood.

This multi-phase residential loft conversion incorporates two existing structures situated in Chicago’s bustling downtown area. The larger of the two structures is a 12-story reinforced concrete building, originally executed at 7-stories in a Neo-Gothic style in 1925 for the A. B. Dick Company and expanded in 1937 to its present height. An adjacent 8-story heavy timber structure which dates from 1910 was renovated as Phase Two of the project. The design incorporates dwellings whose interior spaces are unified around a sweeping curved wall and soffit. This device at once defines all the major uses while serving to visually organize and affirm the character of a large singular interior room into which uses are placed. Twelve foot ceilings and careful organization of pipes and ductwork serve to further define space and allow natural light to reach the most remote points. Central corridors are organized to create a sense of movement through and around sculpted objects of existing structure or new construction. The building lobby begins with a restored entry and vestibule of rich bronze travertine and plaster sculpture moldings. The bold gothic inspired design serves to enrich the entry and become the counterpoint against which the new interior lobby and corridors are derived.

Located on Chicago’s near West Side, this historic cold storage warehouse has been completely renovated for loft style dwellings with interior parking, ground level retail and a new twelfth floor addition setback to preserve the original cornice line. The unique concrete structure employed a double slab wall and floor system sandwiching an 8” layer of cork insulation. Challenged by large windowless walls on three sides, the team worked closely with local, State and National authorities to determine appropriate modifications that respected the preservation regulations and the local building codes. Significant historic components include the Art Deco terracotta and concrete facades, the original terracotta lobby and decorative metal elevator car, and reconstruction of a missing water tower in fiberglass to conceal cell phone antennas previously mounted to the facades. Extensive structural repairs were also required to address deterioration brought on by the leaking brine building refrigeration system. Landlocked between two major elevated railways, the project required careful planning for emergency vehicle access through the building utilizing the internal loading berths.

The luxury condominium building is the first of two cast-in-place concrete high-rise towers included in the 2.4-acre, 140-unit master plan. With floor-to-ceiling glass on much of its fan-shaped faceted river façade, each master suite and living room offers a 180-degree view of the Ohio River and Cincinnati. The upper floors are carved out and recede to articulate terrace spaces and accentuate the unifying vertical mast at the building entry. The south facing elevation is boldly articulated in exposed concrete with punched openings. A four-story parking garage below provides both public and private parking. Special amenities include a green roof, community room and recreational facilities, and a 100-slip marina in front of the complex.

The 1920’s grandeur of this contemporary building is elegantly expressed in the scale of its articulated architectural columns and window mullions. A richly detailed precast concrete base provides housing for the building’s four story parking garage and retail shops. A contemporary steel and glass entry canopy and warm cherry paneled and flamed granite lobby greet visitors at the Michigan Avenue entrance. Embracing Chicago’s energy and environmental conservation ethos, the fifth floor roof deck is fully landscaped. The landscaping adds an outdoor amenity to the building and helps to minimize water runoff from the site, reducing the solar heat-load on the building’s environmental system and helping insulate the heated garage space below.

Situated at a prominent intersection along one of Chicago’s primary diagonal thoroughfares, this modern residential complex consists of a high-rise fronted by a triangular-shaped low-rise. The first floor includes 14,000 sq. ft. of commercial space between the two sites, and the tower provides garage parking designed to accommodate 122 vehicles and over 50 bicycles. A new pedestrian-friendly street with corner retail at both ends bifurcates the site. The residential lobbies for the two buildings align mid-block to ease access to the shared amenities, which include a rooftop pool deck, two large interior amenity spaces, and a roof deck surrounded by plantings and vegetation. The fenestration includes a cleanly detailed rain screen system, natural-finish materials, a variety of modernist window configurations, and recessed balconies painted with a striking accent color. The west-facing garage incorporates a vertical green wall to screen the views of the garage from the adjacent residential projects.

In 2019, the building was acquired by its current owner and rebranded to Reside on Green. PH was invited back to oversee the renovation of the building, which included the interior remodeling of all amenity spaces, upgrades to both amenity decks, and the addition of a new trellis by the outdoor grilling area. The interior spaces shifted away from the formerly industrial aesthetics and adopted a more vibrant color palette to complement existing murals by well-known urban artists Hebru Brantley and JC Rivera, who was invited to place one of the murals in real-time at the grand opening of the original Kenect Chicago building.

The building’s L-shaped plan creates a pedestrian sensitive scale at the single story commercial structure along 5th Avenue and then liberally takes to the air as it moves away from Midtown’s civic corridor. A key thematic feature of the building is the uplifted framed portion that frees itself from its base - a gesture to the 12,000 sq. ft. plaza space below. The ascending motif of framed features is repeated higher on the tower breaking up the massing and reinforcing the imagery of elevated strides. The brick clad commercial base structure visually bridges the adjoining building materials at the street level. The massing of the tower portion is clad with floor to ceiling glass serving to maximize the views and to generate a lightweight expression. The glass system alternates playfully with the metal panels in such a way to mask the overall scale of the tower and enhance balance with the adjacent properties.

The Steger Gibbons & Pickwick Renovation comprises the redevelopment of three historic buildings in Chicago’s Loop into a mixed-use student housing and retail complex. The renovation of the 17-story and 19-story buildings retains street-oriented commercial functions at the ground level. The second floor is dedicated to residents services and amenity functions. Resident access is focused through the Steger Building lobby where security, mail, and messaging services are located. Modern accessibility and life safety codes are addressed by joining the buildings with a connecting bridge at all floors above the 5th level. The roof of the Gibbons Building is improved with a new outdoor terrace and event room addition with height and massing carefully coordinated for compliance with historic site line requirements. The masonry clad steel frame buildings have had fire escapes removed and their facades carefully repaired in accordance with the Secretary of the Interior Standards for Rehabilitation. The Steger Building also has had a missing terra cotta cornice replaced together with historically accurate storefront replacements along Jackson Boulevard and Wabash Avenue. Along with a restored lobby and tree lined streetscape, these buildings revive an important corner in Chicago’s largest student campus.

The development is sited on a corner parcel which was subdivided into two building sites at 51 East 14th St. and 1419 S. Wabash Ave. Working within the established zoning ordinance and building code, this subdivision allowed the overall volume, number of dwelling units and height to be maximized, while also providing an abundance of usable open park-like space at the third floor and roof. These open areas enabled implementation of an innovative blue roof system, eliminating the need for below ground stormwater retention. Frontage on two streets allowed for a variety of dwelling units beyond the foot print of the larger (north) building, to include a row of dwellings along Wabash Ave. The larger (north) building serves as the central energy plant for both, thus maximizing efficiency and usable area within it’s smaller (south) companion. The concrete buildings are elegantly articulated with an aluminum window wall system. Special features include floor-to-ceiling glass throughout, and recurring ‘dry river bed’ linking the 14th Street public walk and entrance lobby and third floor terrace.

This twelve story, 53-unit, luxury apartment building occupies a 75 foot-wide infill site two blocks west of Chicago’s lakefront at the north end of Lincoln Park. Fronting on an active neighborhood retail street, the project includes 2,400 sq. ft. of ground floor commercial space that will breathe new life into an eclectic collection of buildings and storefronts. Respectful of neighboring vintage buildings, the project strikes a delicate balance of contemporary and classic architectural features. Apartment units feature floor-to-ceiling glass bays set within a framework of stone-clad pilasters and horizontal bands that serve to define the building’s base, middle and top. A generous courtyard is carved into the west side of the building, offering ample light and unobstructed western views to interior units. The building’s modern aesthetic is articulated in glass, concrete, and metal panel framed by landscaping on the exterior decks. Located in downtown Grand Rapids, the new mixed-income development is designed to express a refined simplicity that reflects the city’s rich design history, while also providing an energetic retail destination. The base of the building is clad in brick and articulated in a friendly pedestrian scale with active glass retail space wrapping the corner of Fulton Street and Sheldon Avenue. The recessed shop windows accentuate the composition and structural expression of the building. A recessed horizontal break at the fourth level defines the separation of the brick base from the tower above. The residential entrance is distinctly defined off Sheldon Avenue, opening into a refined double-height lobby. The result is a modern interpretation of an arcade-like shopping street that is both familiar and inviting to consumers.

Once a corporate headquarters, the high-rise renovation maintains the structural skeleton of the original building, adding a new curtain wall of blue-green tinted glass and brushed aluminum to compliment the original white travertine marble corners. The interior of the building is all new to complete the transformation from office to residential use. One-, two-, and three-bedroom units feature floor-to-ceiling windows, with 10- to 13-foot ceilings. Located on a long vacant and compact, but prestigious Chicago site, the reinforced concrete luxury condominium building includes seven stories of parking and a main floor lobby with business center and and entry/exit porte cochere. The street facades from the first through seventh floors are comprised of articulated architectural pre-cast panels and a granite base course. Three large bay elements of five story pre-cast, granite and glass framework draw attention to the designated entries. These bays are visually reinforced with vertical, fluted columns above (reminiscent of Art Deco) that extend beyond the parapet to articulate the rooftop sundeck and screen mechanical equipment. A graceful curve of the building along the east elegantly addresses Lake Shore Drive and provides a stately marker.

First of a pair of sister buildings that anchor the southern leg of Museum Park at Central Station, Museum Park Place is located along a narrow strip of land between South Calumet Street and the St. Charles Railroad tracks. At street level, the building base incorporates eight two-story, townhomes, clad in aluminum metal panels, that serve to both activate the streetscape and screen the parking garage. Above this base, the building façade is composed of two volumetric masses. The larger volume is clad almost entirely of glass windows over which a bold red grid framework is superimposed to accent and reinforce the ordered façade. In contrast to this glass curtainwall stands a taller, tower-like volume with large rectangular punched openings, providing a firm anchor for the composition. A taller, mirror-image interpretation of its sibling tower, Museum Park Place 2 completes the bold silhouette of Museum Park Place, taking full advantage of the unobstructed views of Chicago’s lakefront, Soldier Field, and Museum Campus to the East.

Perched on a bluff overlooking a beautiful lake setting, this modern luxury residential complex is comprised of two triangular-shaped towers that book-end a row of townhouses. The modern glass facades form a razor-sharp silhouette that is promptly anchored into the surrounding context of older masonry structures by the more conventional red brick rectangular forms that frame the complex at its base. Irregular windows cut into the brick sections of the towers serve to weave the different components together and provide interesting counterbalance to the overall mass and symmetry of the project. A slender, contemporary tower forms the centerpiece of the complex, with mid-rise and townhouse components surrounding the central parking structure at its northwest side. This arrangement helps to conceal the parking structure and provide street facing facades. The five commercial spaces, woven into the configuration at ground level, combine with landscaped walk-ways around the perimeter to enhance the pedestrian experience.

Height limits in the district allowed the optimization of residential space and the streamlining of the building envelope without compromising style. The tower’s sleek, curved facade and setback penthouse, provide a graceful continuation of the developing architectural landscape within this established neighborhood. An abundance of outdoor spaces, private balconies, green terraces and building amenities are seamlessly integrated into the design. The base of the building reflects the scale of surrounding buildings, while serving to conceal off-street parking, and frame a retail colonnade along the street front. The sleek façade, comprised of blue-and-gray low-emissivity glass with mica-fleck-infused silver painted metals, echoes the stunning setting of open sky and reflective waters. The graceful, amorphous massing allows every unit to capture primary views of both the Lakefront and Grant Park. A series of stepped, curved terraces rise up the flanks of the structure, slowly receding to reveal the building’s soaring core, which culminates with an illuminated silver elliptical peak that seamlessly conceals mechanical components.

An ultra-thin glass tower rises above this mixed-use development. Set to be an icon along Chicago's Michigan Avenue, the plan includes luxury dwelling units accessing full service amenities, which include an upscale spa, restaurant, grocer and a large landscaped sky garden. The renovation of a landmark façade adds to the importance and excitement of the building in the cityscape. Activity surrounds the base of the tower with parking hidden at its core. By balancing the south loop skyline height with the city core to the north, the structure will add to the completion of the intent of the historic Burnham Plan for Chicago and help to redefine the nature of the south loop neighborhood.

Located between Navy Pier and the iconic Tribune Tower, the development centers upon a 48-story residential tower set atop a four-story podium. Designed as two ellipses that overlap, slide apart, and rotate, the 444-unit residential tower enhances the Chicago skyline with its fluid, shifting presence. Elegantly curved façades open up sightlines in all directions, offering views of the city’s iconic buildings, the Chicago River, and Lake Michigan. An internal parking garage rises five stories into the core of the base podium, shielded from view by residential units wrapping around it. The base includes a dramatic residential lobby, leasing offices, and commercial space. Distinguishing itself from its highly rectilinear context, the floor plan is derived from two angled ellipses overlaid by a conventional floor plan that maximizes usable space that beguiles the organic shape and orients windows towards select view corridors. One edge of the tower grounds the southwest corner of the building, drawing attention to the residential lobby and primary retail space at the street level. The tower’s glazing flows to the base in a distinctive form, further enlivening the active Illinois Avenue entertainment and retail corridor.

Sited on a four-acre site where the north and south branches of the Chicago River converge, Wolf Point East is part of an expansive two million square foot residential planned development. Nestled in a lushly landscaped park setting, the rectangular massing of the building is articulated by several upper-level setbacks and curtain walls that incorporate glass and vertical metal fins. The building is supported by two and three-story stone-clad columns, with retail at street level and glass-walled first, second, and third-floor amenity levels. The residential units are distributed over four vertical tiers located on floors 4 to 39; 41 to 52, 53 to 55, and 56 to 58. Special features include spectacular views of the Chicago River and skyline from the 40th-floor amenity level, a green roof on the 59th floor, and a ground-floor outdoor terrace that leads to a 1,000-foot-long fully accessible river walk.
